The questions Harrogate homeowners actually ask us, roughly in the order they ask them — from "is this a job for you?" through planning and building regs, to "when could you start?"

What kind of work do you take on?
New builds; extensions of one and two storeys, garden rooms and annexes; whole-property renovations and internal alterations; loft and basement conversions; and all types of stonework, traditional and contemporary — walling, dressings, repointing, restoration and hard landscaping. We also offer design input and full project management where a project wants it.
Do you work on old stone buildings as well as new ones?
Both, and with the same team. Our gallery includes a stone cottage that had lost its roof and floors, brought back to a home, and a restored terrace of stone cottages — alongside a contemporary rendered and glazed new build. Old buildings need matched stone, appropriate mortars and patience; new ones need tight tolerances. We take on both.
Would you take on a small job?
Tell us what it is. Some jobs are genuinely better suited to a local one-man trade and we will say so rather than quote you for something we are not the right outfit for. Structural alterations, stonework and anything that needs coordinating between trades are firmly ours.

Planning & building regs
Will my extension need planning permission?
Many single-storey rear extensions fall under permitted development, but limits on depth, height, eaves and materials apply — and permitted development rights are restricted or removed altogether in conservation areas, on listed buildings and on some newer estates. Harrogate has a lot of all three. We will tell you at the site visit which route your property is likely to be on, and we would always recommend a lawful development certificate rather than an assumption. What about building regulations?
Effectively all of this work is notifiable: structure, insulation, ventilation, drainage, fire safety and escape, glazing and energy performance. That is a separate process from planning and it is not optional. We work with building control through the job and make sure the inspection points land in the programme rather than holding it up.
Do I need an architect and a structural engineer?
For anything structural you will need engineer's calculations, and for most extensions and all new builds a set of proper drawings pays for itself. If you already have a design team we build to their information. If you don't, our design and project management service can bring that input in and coordinate it.

How a project runs
Who runs the project?
Nu Developments does, as one company — the trades, the sequence, the long-lead orders and the building control inspections. Lyndon Stuart Hellewell is the sole director recorded at Companies House, so there is a named person accountable for the job rather than a switchboard.
Will I get a programme, or just a start date?
A programme. Our own description of the service is that we engage early and produce a realistic programme — sequence, lead-in items, inspection points and the dates by which you need to have made decisions. An optimistic programme is worse than no programme at all.
Do you clear up and put the outside back?
Yes, and the hard landscaping is part of the job rather than an afterthought — terraces and paving laid to fall away from the building, steps, retaining walls and gravel properly edged. A finished house with a churned-up garden is not a finished job.

Which areas do you cover?
We are a Harrogate company and we work across Harrogate and the wider North Yorkshire area. We deliberately don't publish a list of towns — tell us where the property is and we will tell you straight away whether it is one for us.
How do I get a price?
Ring 07763 531002 or email info@nudevelopments.uk and we will arrange a site visit. There is no charge for coming out and no obligation. Any number given before someone has stood in the property and looked at the structure is a guess, so we don't give them.
